Pest or WDO Inspection

Typically, the complete inspection report will be 70 to 80 pages long and includes a description of the property, its various systems and components. Digital photographs are included to enhance understanding and documentation. The report will also detail the inspection process, specifically identifying what was inspected and how, or what was not inspected and why. As required by Washington State Law, WAC 16-228-2045, a Complete Wood Destroying Organism, WDO, is also performed. Finally, there is an appendix which supplies additional home and maintenance related data as well as a list of local resources.
To facilitate Real Estate transactions, inspection findings are distilled into a summary in PDF format which is e-mailed the same day along with the WDO report. This allows prompt attention to inspection findings without having to review the entire report. Fax service is also available. The complete inspection report described above can be delivered in a variety of ways including:

Complete Wood Destroying Organism (WDO) Inspection
Inspections adhere to standards of practice set forth by the WSDA, Washington State Department of Agriculture and the WSPMA, Washington State Pest Management Association.

WAC 16-228-2045 requires that a complete WDO inspection be performed on any home inspection performed for a Real Estate transaction. A diagram is also required unless there are no findings.

The first is an Introduction which will help you understand all about the inspection including what will be inspected and how the inspection will proceed. Reviewing this helps prevent any misunderstandings and will ensure a common set of expectations between you and the inspector.
The second is the Service Contract. Simply print the document and fill it in as directed. Be sure to review the document carefully before you sign it and bring the signed original with you to the inspection. Should you be unable to attend the inspection, you may fax back a copy to 360-491-6040. If you are unable to print the document or make a copy for yourself, be sure to let us know.
